Hi, thanks for the vid. I was losing pressure every now and then. I noticed there was next to no air in the expansion chamber, so I drained down and filled with 1 bar of air as per the service manual. There was a hissing on the valve when I let go so I squirted WD40 in and played with it until it seated correctly, then repressurized the air, and filled up the system with water. The pressure is now slowly losing about 0.2 bar every day. Is this definitely the air valve leaking? Thank you. sure sounds like it.. on most tanks it is just a schrader fitting like on a tire.. try changing that... ALSO.. wd40 is a petroleum product and the elastic parts inside are not compatible with it.. if you need a lubricant use hand soap ( no citrus either ) if changing the guts on the schrader does not fix it it may be tank time best. im just started renting this older house and the water pressure is very low is nthat for the presseure tank or is it for the well pumping little water to the tank? I just had a plumber install a new tank. He set it to 38 PSI and the electronics to turn off at 601 psi and turn on at 40 psi. I need to run it for hours at a time due to the amount of chlorine that was used to shock my tank. The guys who put in a new pump had to retrieve 500 feet of hose and wire and they said it was a in 100 ft. of water at the bottom. They poured 3 gallons of bleach in the well just before they installed the new pump. Now my whole house smells like HECK.Just keep a tub faucet running continuously. This will cause the well pump to turn on pretty much continuously as the faucet will keep draining the pressure tank. I had a water pipe break that drained all water from my pressure tank then i turned well pump on to fill tank and it is now short cycling on me any suggestions.

My tank regulator cuts in at 40 and off at 60. It takes ~30 seconds of pump run time to build that 20 psi, but only about 12 seconds to drop the same amount. I'm concerned that my cycle and relief durations are too short. Does that sound like a common problem with the tank?
It depends on what is causing the draw. Is it to big Jacuzzi tub with a 3/4 inche supply pipe. Overall the cycle times seem short. I think it should take 1-2 minutes to come back up to pressure and shut off, and about the same to cycle back on when there is a water draw. Do you have to do any maintenance on a pressure tank? I thought my Dad used to do something with his every now and then. He also used to drain the hot water heater, too. He's dead, and I can't remember what he used to do... Also, he may have used a bicyle pump and put more air into the tank. One side of the tank is filled with air to a certain PSI. It sounds like the pressure tank's rubber diaphragm may have a hole or tear in it. If this is the case, diaphragm cannot push on the water in the tank to give you an even flow out your faucets. Since the outside spigot is pre the pressure tank it would only see the water coming in from the well.I got a call from a friend who had a pipe break. I reparied the break but noticed alot of mineral buildup on the insides of her pipes. she is now haveing pressure issues with her supply sputtering and gurggling. I deal mostly with new home constctiion plumbing and have never messed with a prssure tank or inhouse pump. whats the logical place to start? I'd suggest turning off the pump and hooking up a garden hose to the base of the pressure tank. Run the garden hose outside and then open the drain valve to the pressure tank. Let all of the water and sediment drain out of it. Then turn off the valve and turn on the pump. Let the tank fill and then see if the water is now cleaner. If not flush the tank once again. I just replaced my well pump, pressure switch, and tank. The tank we had there were two pipes. One for water in, one out. This made sense. The one that I bought only has one pipe. The old well pump was installed in 1972. And always had pressure. Now the pipes bang as if there is air in the pipes. And there is no bleeder valve in the tank. Yes, particularly if for some reason the little nipple going to the control box is clogged. This could cause the pump to attempt to run continuously and increase the water pressure in the house. This could cause the pump, as well as the control box burning out. I'd call a well pump guy.
I recently had to change my well pump. I upgraded from a half horse pump to a full horse. Now my tank has a hollow sound at the bottom and that thud sound at top. Is this normal? I also do not have a regulated flow of water pressure. Reg. switch kicks on at 40 and shuts at 60 but knocks back fast from 60. Turns on and off every 5 sec or so when water is running. I also changed the reg. switch. I do have a 40-60.
It sounds like there maybe a control box problem. If the pump keeps turning on and off it could become damaged. Call a well guy.

Sounds like you have an electrical problem associated with the sprinkler system. I bet when the sprinkler system was installed they tapped off the same circuit breaker that the control box is powered off of. I'd call an electrician. 2 BrokenRRT I know the answer to that question. The heater would go after the pump. You never put any other utility before the main water source. Our pump for our Cistern hasn't been working in 4 months... escalating our water costs... This understanding of how a pump works clued us into to what the problem was... Just tapping the tank we realized it was empty... In a matter of watching this video and 5 minutes later... Yes the pressure in a water pressure tank usually sits between 40 to 60 PSI. The thing you are referring to is where air is pumped into the air bladder portion of the pressure tank. The bladder is used to keep constant pressure on the water that is fed through your home. Normally you should not need to put air in this. If you do, you probably have a broken bladder and and need a new pressure tank.could also be the needle valve in the air stem leaking slowly, try letting all the air out of the tank to see if you get water from the air stem, if you don't...replace the needle valve then recharge the tank with air. air should be set 2lbs. below cut in pressure of the pressure switch... also note system pressure varies in homes from 20-40 to30-50 to 40-60 and so on, 40-60 is an accepted standard these days but is not the norm, depends on your system's age and components.Nice video -- question -- what if someone wants more storage capacity, in case of extended electrical outages?
